It helps to think in eras, because knowing which one your house belongs to tells you most of what you need to know about your dryer.
The original town and the eighties builds
Circle G, the streets around Gilbert Road and Elliot, the larger ranch lots. Almost all single story. The duct goes up about eight feet inside the wall and straight out the exterior wall nearest the dryer. One elbow, short run, easiest work there is.

The late nineties and 2000s boom
Val Vista Lakes, Greenfield Lakes, The Islands, Morrison Ranch, Power Ranch, Seville. This is where two-story plans took over and the upstairs laundry room became standard. Roof terminations, long vertical runs, two or three elbows.

The newer south end
Cooley Station, Layton Lakes, Adora Trails, Spectrum. Newer construction and, on paper, better ductwork. The problem here is not the duct, it is the laundry closet that is barely deeper than the machine. More on that.
What the desert adds
Birds
An open roof cap is close to ideal nesting real estate here, and the season runs roughly February through May. A nest blocks a vent completely and does it over a weekend. Full page.
Dust
Fine caliche dust gets everywhere, including into the duct. Mixed with lint it makes something denser and more stubborn than lint alone.
Sun on the hardware
Exterior flappers in the older parts of Gilbert have been baking in direct sun for decades. They warp, they seize, they stop closing. A flapper stuck shut is a blocked vent by itself. A flapper stuck open is a doorway for birds.

Yes. We handle single-family rentals and small portfolios regularly and can invoice a management company directly. If you manage several properties in one community we can usually do them in a single visit, which is easier on everybody's schedule.
Do older Gilbert homes still need this?
