Gilbert is not one kind of housing
It is worth thinking about Gilbert in three eras, because the vent work is genuinely different in each one, and knowing which era your house belongs to tells you most of what you need to know about your dryer.
The original town and the eighties builds
Circle G Ranches, the older streets around Gilbert Road and Elliot, the larger lots that predate the boom. Almost all single story. The duct runs up about eight feet inside the wall, turns, and goes straight out the exterior wall nearest the dryer. Short, one elbow, mechanically the easiest work we do.
The catch with these homes is time. A lot of them have never had the vent cleaned in forty years, and the transition hose behind the dryer is frequently the original foil, crushed flat and full of lint. When we do get called out to one of these, the pile at the end is usually the biggest.
The late nineties and 2000s boom
Val Vista Lakes, Greenfield Lakes, The Islands, Neely Commons, Morrison Ranch, Western Skies. This is where two-story plans took over Gilbert and the upstairs laundry room became the default. Roof terminations, long vertical runs, two or three elbows.
These are the homes that call us most, and they are also the ones other companies quote over the phone and then quietly back out of once they realize it means climbing a two-story tile roof in August. We do not price roof work differently and we do not decline it.
Power Ranch onward, and the newer south end
Power Ranch, Trilogy, Seville, Layton Lakes, Adora Trails, Cooley Station, Spectrum, Stonebridge Lakes. Newer construction and, on paper, better ductwork. The problem here is not the duct, it is the laundry closet.
These plans put the washer and dryer in a tight closet with bifold doors, and the only way to close those doors is to shove the dryer hard against the back wall. That pinches the foil transition hose flat. The duct in the wall may be perfectly clean while the first three feet behind the machine are choked down to almost nothing. We see this constantly and it is the cheapest fix on our list.

Two things you would not be dealing with in a wetter climate.
Birds
An open roof cap is close to ideal nesting real estate in the East Valley, and the season runs roughly February through May. Dust
Fine caliche dust gets into everything here, including the lint trap housing and the duct itself. Mixed with lint it makes something denser and more stubborn than lint alone, and it is part of why Gilbert vents pack tighter than the same vent would in a milder climate.

The cheap way to do this job is to point a blower or a shop vac into the opening, move the loose lint at the ends, and drive away in fifteen minutes. It looks like a cleaning and it leaves the compacted material in the middle of the run, which is the part actually restricting your dryer. We drive a rotary brush the entire length and run a vacuum the whole time so the lint leaves your house instead of getting pushed deeper into it.
You see what came out
At the end of the job there is a pile of what was in your vent, and we show it to you. It is the least sophisticated quality check in the world and it is also the only one that matters. You will know immediately whether the job was worth $99.
We tell you when you do not need something
Both add-ons are optional and we say so on every page. If your transition hose is already rigid and in good shape, you do not need the hose upgrade and we will tell you that standing right there.
