Agritopia and Morrison Ranch sit next to each other and share something unusual for Gilbert: they were built to look like they had been there a while. Front porches, tree-lined streets, actual farm land in Agritopia's case.
They also share a practical trait that matters for our work. Neither is a single-era tract. Both were built out in phases over a long stretch, with a real mix of single-story and two-story plans, which means we genuinely do not know what your vent looks like until we ask. Single story versus two story changes everything
If you are in a single-story plan, your run almost certainly goes up about eight feet inside the wall and out the exterior wall nearest the dryer. One elbow, short, easy, and it stays clear for years. Those homes often go a decade without any trouble at all.
If you are in a two-story with the laundry upstairs, you have a roof termination and everything changes. Longer run, more elbows, gravity working against you. Same $99 either way, but a very different job and a very different maintenance interval.
The fastest way to tell: walk outside and look for a vent flap on an exterior wall near your laundry room. If there is one, you have the easy version. If there is not, look up.
The mature landscaping factor
Both neighborhoods have significantly more tree cover than the Gilbert average, which is part of what makes them nice to live in and part of why we find more bird nests here per job than anywhere else in town.

What the job looks like here
- Inspect the run. We find where it goes and how it terminates, check the exterior cap or roof hood, and look at the transition hose behind the machine. A surprising number of problems sit in the first three feet.
- Work it from the outside with the dryer running. We leave the machine running the whole time we are at the termination, so the air it is pushing carries the lint we agitate straight out of the run instead of letting it settle back down the pipe. It makes a mess outside. We clean that up.
- Work it from the inside. Machine unplugged, hose disconnected, dryer pulled back. We feed the brush through the vent from inside, bring the lint down toward us, and vacuum it up out of the wall rather than leaving it to resettle.
- Both ends on a long run, one end on a short one. A thirty-foot roof run with three elbows gets worked from both sides, because a brush fed from one end alone never properly reaches the far half. A short side-wall run does not need it and we will not pretend otherwise.
- Put it back and show you. Dryer reconnected where it belongs, run to confirm, and the pile of what came out sitting where you can look at it.

How long will it take at my house?
Most homes in this area run 45 to 90 minutes. A single-story side-wall run is at the short end of that. A two-story roof termination with two or three elbows takes longer, because we work the run from both the cap and the dryer end rather than just one side. If we find a bird nest or an actual blockage rather than normal lint, add time on top, and we will tell you before we start rather than after.
How often should I be doing this?
Every 10 months for a normal household. Every 4 to 6 months if you are a big family running laundry most days. Monthly for commercial machines. Those are schedules, not suggestions. And if you are waiting until the dryer gets slow before calling anyone, you are not due for a cleaning, you are about a year past due. The lint screen you clear after every load catches a fraction of what the system produces. The rest of it is sitting in your duct and in the lint trap housing underneath that screen, which nothing empties on its own.
What if I am not sure whether my vent even needs cleaning?
Run the dryer on the air fluff setting and go feel the airflow at the exterior vent. Strong steady air means the duct is clear and your problem, if you have one, is the appliance. Weak air or none means the duct is restricted. That test costs nothing and takes two minutes, and we would rather you did it before calling anyone, including us.
